As per the purchase agreement, your final walk-through is to establish that the property is in substantially the same condition as of the date of your purchase agreement.
Items to Examine:
Verify inspection requests have been completed and paid for in full
Check for new stains/substantial damage to walls, ceilings, floor, exterior
Operate all faucets (check for hot and cold water and its pressure)
Check underneath all sinks for leaks
Flush all toilets
Operate all appliances (if practical)
Check all light fixtures and ceiling fans
Check all bath and kitchen exhaust fans
Check garage door opener and auto reverse
Check doorbell, intercom, and security system
Check heating system/air conditioner (if time of year allows for A/C check)
Make sure all appliance manuals and/or warranties are at home
Make sure all requested personal property has been left at the coming, including TV wall mounts, etc.
Make sure all personal property and/or debris, not included in the sale, have been removed from the property (except paint, extra flooring, siding, etc.)
NOTE: For security reasons, we strongly advise you to change all doo locks and security codes immediately after you take possession of the home.
